Baileys’ Range in Shaw hits the market

The structure housing Baileys’ Range in Shaw is now on the market, according to proprietors Dave and Kara Bailey, who run the eatery at 4175 Shaw. Dawn Griffin Real Estate Group is marketing the property with an asking price of $1.55 million.

The 5,308-square-foot structure occupies a 13,706-square-foot corner lot. The listing emphasizes the property’s F Neighborhood Commercial zoning and mentions that its adaptable design could serve as a restaurant, bar, retail store, office, creative studio, brewery, event space, or owner-operated business. The listing also indicates that the 1/3-acre parcel offers potential for future redevelopment.

Dave Bailey clarified that the property owner’s choice to sell prompted the listing. “First, we have a landlord who is terrific,” he explains. “They are selling the building, and we support that decision. We have had a relationship spanning more than thirty years, and our families have become close.”

The Baileys remain flexible about what comes next, he notes. “Since Kara and I are concentrating on expanding Rooster, we are satisfied with whatever works best,” he says. “This could mean Baileys’ Range stays with a new landlord, a buyer who also becomes the tenant, or a buyer who brings in a different tenant who needs a fantastic location.”


The Building

According to the listing, the structure was built in 1924 as among St. Louis’ earliest neighborhood gas stations. As SLM has documented, the Baileys discovered the long-empty building while exploring the area. The structure was deteriorating and overgrown when a local community development corporation solicited proposals. Following their selected plan’s approval, the Baileys commenced renovations in October 2016.

The undertaking experienced multiple setbacks, including delays from the pandemic, remediation efforts, and issues related to historic tax credits. Following nearly six years of renovation, Baileys’ Range debuted in July 2022.

The restoration honored the original glass service-bay doors while incorporating a bright back dining area with ceiling-height sliding doors. The restaurant accommodates 210 patrons inside, with capacity for 100 additional guests across two outdoor areas, plus a grab-and-go counter.

The cuisine centers on burgers and milkshakes. Burgers feature grass-fed, grain-completed beef on house-made buns. Homemade condiments include chipotle ketchup and bourbon mayo. The menu also features salads, sandwiches, appetizers, and sides—such as fried pickles, fries, and onion rings—depicted in custom murals throughout the venue.


The Backstory

Throughout the last twenty years, Dave and Kara Bailey have established numerous restaurants and event venues, predominantly in St. Louis City. Their portfolio includes Baileys’ Chocolate Bar (1915 Park), Baileys’ Range (4175 Shaw, 920 Olive), Bridge Tap House & Wine Bar (1004 Locust), Pop (1915 Park), Rooster (1025 Washington, 3150 S. Grand, 178 Carondelet Plaza), Small Batch (3001 Locust), and gathering spaces Willow (321 N. 10th) and Slate (1015 Locust).

Before and throughout the pandemic, the operation introduced numerous virtual-kitchen enterprises, such as Knockout BBQ, Wing Ding Dong, Playing Ketchup, and What the Cluck?, a weekend fried chicken operation.

The original downtown Baileys’ Range shuttered in 2023, concluding more than a decade of operations.

Currently, Baileys’ Restaurants manages Baileys’ Range in Shaw, Baileys’ Chocolate Bar, two Rooster venues (downtown and South Grand), and Bridge Tap House, which transitioned to an event venue this year. Willow and Slate function under The Fifth Wheel Catering, the Green Dining Alliance 5 Star-recognized catering division managed by Baileys’ Restaurants.
